Do you give fixed quotes before survey?

No. Anyone offering a fixed quote before a property survey is making it up. We give planning-stage budget bands at enquiry stage and a detailed quotation after concept design and survey.

Do I need planning permission?

Possibly not. Many extensions fall within permitted development, but eligibility depends on the property and proposal. Read the planning guide.

Will I need building regulations?

Almost always yes, even where planning is not required. Read the building regs guide.

How long does a project take overall?

From first chat to handover: typically 5–9 months for single-storey, 6–12 months for double-storey or wrap-around. Site time alone is usually 10–22 weeks depending on scope.

Do you handle the planning application?

Yes — householder planning applications, Lawful Development Certificates and pre-apps where useful.

Do you handle building control?

Yes — including Full Plans submission, structural calcs and inspections.

Are kitchens included in your prices?

A mid-range fitted kitchen is typically included in kitchen-extension budgets. Premium kitchens are quoted separately.

What about underfloor heating and air-conditioning?

Underfloor heating is common in single-storey extensions. Air-conditioning is less common in UK residential extensions but can be designed in where wanted.

How do you handle changes during the build?

Variations are quoted in writing before any work is done. We track every change against the original contract sum.

Will I have one point of contact?

Yes — a project manager from concept through handover.

Do you offer a warranty?

Yes — every project ships with a workmanship warranty issued at completion, plus separate manufacturer warranties on glazing, kitchen and appliances. Optional insurance-backed cover can be arranged on larger projects.
